Bisly and SBA Urban have signed a framework agreement that will make Bisly's building automation the default standard across SBA Urban's future residential projects in the Nemunaičiai district in Kaunas. By 2032, SBA Urban plans to invest up to EUR 1 million in standardized building and apartment automation solutions, making this one of the most extensive developer-wide commitments to built-in smart living in the Baltic region.
The agreement means that new residential homes developed by SBA Urban in Nemunaičiai will come with Bisly automation built in as standard. One specification, one platform and one resident experience across an entire portfolio, replacing the project-by-project guesswork that has kept smart living a fragmented, optional extra in most new builds.
It also signals where the market is heading. Smart automation is moving from a premium upsell to base infrastructure. By committing at portfolio scale rather than in one showcase project, SBA Urban is setting a benchmark other developers will be measured against.

The first project where the new standard will be applied is Poemos, a premium-class residential development in Nemunaičiai. Through Bisly's platform, residents will be able to manage smart apartment functions such as lighting, heating, air conditioning, curtains, sound and other selected features, while the same system can also support building-level functions such as intercom control, video surveillance, remote unlocking, parking management and elevator calling.

According to SBA Urban, the decision followed visits to some of the latest real estate projects in Tallinn, where Bisly's solutions are already being used at scale. For Bisly, the agreement is another important step in proving that smart building automation can be standardized across large residential portfolios, not only delivered as a one-off feature in individual buildings.
