Home / Build to rent
Lower operating cost per unit, across the whole portfolio
For PRS, student housing, co-living and serviced apartments. Energy, access, metering and resident services on one platform across every building you operate: less energy per unit, utility recharge you can bill, fewer call-outs, and move-ins and move-outs handled from the desk.

Return on investment, unit by unit
Energy is the first line of the return: it is on every resident's bill and every owner's P&L. Metering, leak detection and access add the rest.
Room-level control saved about 10% of heating energy in multi-family buildings, and about 21% with hydronic balancing. At German heating and hot-water costs of €1.32 per m2 a month, 10-20% is €125-250 a year for an 80 m2 apartment.
Units billed on their own meter used 15% less water than units on a shared bill, about 30 m³ per unit a year; billing by a ratio formula saved nothing. Bisly reads every meter remotely and exports billing-ready figures per unit.
Tap-water damage cost German insurers €4.9bn in 2024, more than half of all residential building claims. Leak sensors raise an alarm in the BMS with the unit and the device named, before the ceiling below gets wet.
Access, schedules and meters switch to the new resident in the platform, codes stop working when the contract ends, and nobody hands over keys. In a 2024 US survey, renters said they would pay about $50 a month more for keyless smart locks.
Setpoints, schedules, access and 99% of faults are handled remotely in the platform, so a technician drives out only when hands are needed on site.
From booking to move-out, without anyone in the office
Bisly connects over API to the booking engine and the property-management and billing system. A booking becomes access, a contract becomes a meter split, a move-out becomes a closed account. At Haga Home that is häk for booking and Moderan for property management and invoicing.

What the owner gets
Resident services that run themselves
Services, contracts and billing are automated. Move-in and move-out need nobody on site.
Building management from the desk
A live view of every heating, ventilation and access system, proactive maintenance, and the right information for each role.
Property management without spreadsheets
Contracts, invoicing from real consumption data, cost control and service revenue in one flow.
Value at exit
Lower operating costs mean better margins and a higher valuation. Operators can change during ownership, and the building hands over cleanly.
Running a portfolio without Bisly, and with it
| Without Bisly | With Bisly | |
|---|---|---|
| Systems | A different system and login per building | Every building on one login, compared per m² |
| Meters | Readings collected by visit, or estimated | Every meter read remotely, billing-ready per unit |
| Faults | Reported by residents, diagnosed on site | Adam flags faults first and names the unit and device |
| Keys | Keys and fobs handed over at every move | Access issued and revoked in the platform |
| New buildings | Each one engineered from scratch | The template from the first building reused on the next. How it works |
An app residents actually use
Room temperature, their own consumption against last month, the door intercom, amenity bookings and building notices in one app and on the Bisly Hub. It helps retention; the return above pays for the system.
