Renovation brings new heat pumps, ventilation, PV and meters. The control layer that connects them usually does not, because a cabled retrofit is a construction project. Bisly Wireless is the full Bisly system installed wirelessly, in days, while the building stays in use.
New equipment, old problem: the control layer still needs cables
Europe is re-equipping its buildings at scale. Under the 2024 EPBD the worst-performing 16% of non-residential stock must be renovated by 2030 and 26% by 2033, and every renovation adds systems that need a control layer. Wired, that layer costs more than the case can carry.
Cost that kills the case
Cabling, making good and floor-by-floor commissioning dominate the budget: labour is 50-75% of a controls project's cost, and the larger the building, the worse the ratio.
Disruption tenants feel
Risers opened, ceilings down, rooms out of use for weeks. In a building in use the indirect cost lands on top of the invoice.
Measured in months
Design, cable, terminate, point-map, commission: a wired retrofit is measured in months per building. Wireless commissioning is measured in days.
One device family covers a whole building
From the backbone down: base stations, the zone gateway and the field devices in every zone, and the integration module in the plant room. Everything in the zones is wireless and battery- or mains-powered; only the plant room is wired.
Base station
Wi-SUN mesh root, placed centrally in the building and Ethernet-fed from the plant room. One or more per site, meshed with each other, so there is no single point of failure.
Zone gateway
Thread border router and Wi-SUN node for about 200 m² of floor, set up in about 15 minutes. Runs the local control loop, schedules and buffering, so the room never waits for the network.
Wireless actuator
Radiator, fan-coil and floor-heating valves over Matter / Thread. Battery powered, clipped on in minutes, added by scanning the Matter code.
Room sensor
Temperature, humidity and CO₂ in every room, battery powered, on the zone mesh.
Presence and lux sensor
Detects occupancy and daylight, so heating, ventilation and lighting follow how each room is used.
Room thermostat
Shows the room temperature and lets the occupant adjust the setpoint within the limits the building sets.
Matter wall switch
Lighting and scene control at the door, on the same mesh as the rest of the room.
Wireless M-Bus gateway
Reads wireless M-Bus heat, water and electricity meters in every tenancy, vacant units included, with no reader visits. Wired M-Bus option and billing-ready export.
Integration module
DIN-rail module in the plant panel. Connects the heating substation, ventilation plant and heat pump controllers (Ouman, Danfoss ECL, Siemens and others) over Modbus RTU/TCP, supervised by the Bisly Server.
One wireless infrastructure for the whole building
The plant room stays the only wired island. A Wi-SUN backbone links base stations and zone gateways across floors and concrete; Matter and Thread connect the devices inside every zone; bisly.cloud adds dashboards, optimisation and ESG reporting.
Bisly Wireless architecture.
Ethernet, Wi-SUN and Matter: the right radio for each job
One wireless standard cannot serve a plant room, a riser and a radiator equally well. Bisly Wireless uses 3 layers, each proven at scale in its own domain, joined by IP end to end.
Ethernet in the plant room
The wired island: server, base station and integration modules on Ethernet, talking Modbus, M-Bus and DALI to the plant. Nothing here depends on radio, and nothing outside it depends on cable.
Wi-SUN across the building
The backbone utilities chose for their smart meters: sub-GHz 868 MHz, frequency hopping across the band, IPv6 routing, self-healing multi-hop mesh. Hundreds of metres per hop, through floors and concrete. Gateways and base stations all route, so no link is critical.
Matter and Thread in the zone
Thread is an IPv6 mesh with local control; Matter is the device language backed by Apple, Google, Amazon and Samsung. Any certified valve, sensor or light fits, and the room keeps running if the backbone link drops.
More reliable than the wireless you remember
Wireless building automation earned a poor name with single-channel, short-range 2.4 GHz radios. Bisly Wireless is built on a different generation of standards.
| EnOcean | Zigbee | Bluetooth (BLE / Mesh) | Bisly Wireless (Wi-SUN + Thread) | |
|---|---|---|---|---|
| Band | 868 MHz, single channel | 2.4 GHz, one channel per network, shared with Wi-Fi | 2.4 GHz, shared with Wi-Fi and every phone in the building | Sub-GHz 868 MHz backbone with frequency hopping; 2.4 GHz Thread only inside the zone |
| Indoor range | About 30 m, no routing | 10-15 m per hop | 10-15 m per hop | Hundreds of metres per hop, through floors and concrete |
| Topology | Point to point, repeaters up to 2 levels | Mesh, if a powered router is in range | Point to point, or mesh by managed flooding | Self-healing multi-hop mesh on 2 layers; every gateway and base station routes |
| When a link drops | The sensor is simply unheard | Re-routes if another router is in range | Flooding finds a path if relays are in range; traffic grows with network size | Both meshes reroute; the room keeps its setpoint and schedule locally |
| Security | Application level | Shared AES-128 network key | Shared network and application keys | PKI certificate per device (802.1X / EAP-TLS) plus Matter device attestation |
| Proven where | Single rooms and small offices | Smart home | Phones, beacons, single-room lighting | Wi-SUN in utility smart-meter networks; Matter backed by Apple, Google, Amazon, Samsung |
Why wireless does not mean fragile
Local first
Setpoints, schedules and the control loop live in the zone gateway. A lost backbone link changes nothing in the room; the plant keeps its last good plan; telemetry is buffered and forwarded when the path returns.
Kilobytes per zone per day
Setpoints, schedules, alarms and periodic readings add up to kilobytes per zone per day. Wi-SUN offers 50-300 kbit/s per link; Bisly Wireless uses a fraction of it. No video, no voice, no bulk data.
No single point of failure
Gateways and base stations all route and the mesh heals around a failed node. Two or more base stations where coverage or redundancy needs them. Every site starts with an RF survey and ends with an acceptance report.
Bisly Wireless runs hundreds of Matter devices as one building system
A home has 10 Matter devices and one owner. A building has hundreds, dozens of tenancies, one facility manager and a heating plant, and the devices have to act together. Bisly Wireless is that layer: any Matter-certified device joins the zone over Thread and is commissioned, scheduled and monitored like the rest.
| Category | What joins the zone |
|---|---|
| Heating and cooling | Radiator, fan-coil and floor-heating actuators, thermostats, AC units |
| Lighting | Matter luminaires, drivers and switches: scenes, daylight and presence. Cabled DALI-2 where luminaire cabling exists |
| Blinds and shading | Motorised blinds and screens following sun, glare and occupancy |
| Sensors | Temperature, humidity, CO₂, VOC, presence and lux in every room |
| Locks and access | Door locks and access points, tied to schedules and occupancy |
| Safety | Smoke, CO and water-leak sensors reporting into the same alarm list |
| Plugs and sub-metering | Smart plugs and relays for appliance control and load shifting |
| Windows and doors | Contacts that pause heating and flag open windows to the facility manager |
Everything else Matter lets the building control
Heating is where most buildings start, but the zone mesh does not stop at radiators. Because every zone speaks Matter, the same infrastructure carries lighting, blinds, sensors, locks, safety devices, smart plugs and window contacts from any manufacturer that certifies for Matter. Luminaires, drivers and switches follow scenes, daylight and presence where no lighting bus exists; motorised blinds follow sun and glare; door locks follow schedules and occupancy; smoke, CO and water-leak sensors report into the same alarm list; smart plugs and relays shift appliance loads to cheaper hours; window contacts pause heating and tell the facility manager. Each device is added by scanning its Matter code and is then scheduled, monitored and alarmed in the same BMS as the rest, so the list of what a building can control grows as more products are certified, without touching the network.
Built on open standards: Wi-SUN, Matter, Thread.
Partial control saves single digits. Full building control saves 20%+.
Isolated smart devices deliver low single-digit savings, because isolated control leaks heat next door. Savings compound when the whole building runs as one system, which is why Bisly Wireless installs the full stack.

Bisly Wireless lives inside the Bisly BMS
Same platform as your wired buildings
Every wireless zone appears as ordinary points in the Bisly BMS, next to wired Bisly installations: one digital twin, one facility-manager platform, one resident and manager app. Portfolio analytics compare energy, indoor air quality and alarms across sites, wired or wireless.
Mixed estates are the norm
New-build wired, retrofit wireless, both under the same schedules, alarms and reports. The integration module brings existing substations, AHUs, meters and general-area devices into the same picture.
Open on every side
EN ISO 52120-1 compliant BMS functionality; open protocols and APIs to third-party systems: Modbus, M-Bus, DALI, housing and energy platforms. Critical functions run locally, so operation continues if connectivity drops.
Wired or wireless, same BMS
| Wired (Bisly catalogue) | Bisly Wireless | |
|---|---|---|
| Installation | Follows the cabling programme; new build and major refurbishment | Days per floor; clip-on valves and sensors, no risers opened, all wired work in one room |
| Disruption | Ceilings and risers open while cabling | Rooms stay in use |
| Best for | New build, stock offices, full refurbishments | Buildings in use, tenancies, phased retrofits |
| Scaling | Per project | Start with one riser, one floor or one building; add zones and buildings without construction |
| Same BMS, digital twin and apps | Yes | Yes |
| Mixed in one building | Yes: wired plant room and floors, wireless where cabling is not possible | Yes |
Secure by standard: Wi-SUN authenticates each node with certificates and encrypts every link; Thread encrypts all mesh traffic; Matter devices are attested when they join and every session is encrypted end to end. The site talks to the cloud over outbound HTTPS only.
