Energy-efficient, comfortable offices people want to work in, made affordable by Bisly
Each room holds its own temperature, fresh air follows CO₂ and lights follow presence, so the building uses less energy and tenants stay comfortable. The complete system costs 30-40% less to acquire than conventional building automation. Facility managers run it all from one BMS, usually hear about a fault before tenants do, and the building meets its building-automation duty from day one.
Less energy. One platform. 30-40% lower cost. ROI in under 3 years.
Energy savings first
Rooms that follow presence, schedules and CO₂ instead of the clock use less energy: about 10% from room-level control alone and about 21% when the heating circuits are balanced as well, with plant optimisation on top. At Liivalaia in Tallinn energy use fell 30% after the full Bisly retrofit.
One platform, one responsible provider
No stack of software and hardware suppliers to coordinate, and one party answerable for the result.
30-40% lower cost of acquisition
Optimised devices and a deployment configured in the digital twin take the engineering hours out of the project, so the building gets a complete system for less.
ROI in under 3 years
The energy saved pays the system back in under 3 years, and regulation now requires building automation anyway.
Non-residential buildings with heating or cooling above 290 kW have needed building automation since 31 December 2024. By 31 December 2029 the threshold drops to 70 kW (Germany: GModG; elsewhere in the EU: EPBD).
Solutions that fit offices
Room automation
Each office and meeting room holds the temperature it is set to. More fresh air comes in as CO₂ rises, and lights switch off when the room is empty, so nobody has to open a window or remember the lights.
Explore room automationEnergy monitoring
Electricity, heat, cooling, water and gas meters are read remotely. Facility managers compare consumption month by month, bill tenants and export the readings to Excel.

Heating, cooling, ventilation, lighting, access and metering in one system: the Bisly Server on site, a controller on every floor and one BMS for the facility manager, designed to EN ISO 52120-1.
Explore the BACS platformWhat tenants use and what facility managers see
Tenants control their space with the Bisly Room Controller 4 on the wall, the Bisly Hub and the Bisly app. Facility managers run the whole building from the BMS. Click a function to see it.
Heating & cooling
Every office and meeting room has its own temperature control. The room controller drives the radiator, floor-heating or fan-coil valves directly. Tenants adjust the temperature on the Bisly Hub, the room controller or in the Bisly app, within limits set by facility managers. When a window opens, heating and cooling in that room pause.
Ventilation
Sensors in each room measure CO₂ and humidity and pass the readings to the air handling unit that serves the room. When CO₂ climbs in a meeting room, airflow goes up. It drops back once the air is fresh, so no energy goes into air nobody needs.
Access & security
Each tenant's staff get credentials for their own floors and doors, with time rules for out-of-hours access and one-time codes for visitors. Visitors call from the door station and are let in from the Bisly app or from the Bisly Hub at reception. Lifts take people only to the floors they have access to, and every door event is logged in the same system as the rest of the building.
Lighting
Each floor runs on DALI-2 lighting with groups, scenes and colour temperature. Presence sensors notice people even when they sit still at a desk and switch off the lights in empty rooms, while daylight sensors dim the lights near the windows.
Metering
Electricity, heat, cooling, water and gas meters are read automatically. Consumption is grouped by area with a column for each month, filterable by building, room or meter type, and exportable to Excel.
Alarms & notifications
Every datapoint can have its own alarm rule, with a threshold, a priority and a delay that filters out short spikes. Adam, the AI assistant, also detects silent sensors, stuck valves and rooms drifting away from their setpoint, and explains them in plain language.
Schedules & automations
Ventilation and lighting follow a weekly schedule for each tenancy, room, lighting group or AHU. Event-based automations link HVAC, lighting and access; a timeline shows what is scheduled and what ran.
Plant room
The plant keeps its own factory controllers and Bisly supervises them. Each unit has a live schematic with measured temperatures, valve positions, fan and pump states and setpoints. AHUs from more than 20 manufacturers are already integrated.
Energy savings and payback
less energy when room control runs across the whole building
less energy when the heating circuits are balanced as well
return on investment
lower total cost of acquisition than conventional building automation
Office projects
Swedbank's former head office, now a multi-tenant office complex, retrofitted in phases while in use: metering first, then plant, then room control. Energy use down 30% after the retrofit.
