One BMS for the whole building, and every building you run
Heating plant, ventilation, rooms, lighting, access, meters and alarms in one cloud-native BMS at bisly.cloud, for one building or the whole portfolio, in any browser. Adam, the built-in AI assistant, watches every datapoint and tells your team what needs attention, in plain language.
Who works in the BMS, and what for
Each person gets the view and the rights their job needs. Access is per user and every action is logged with user and time.
Facility manager
Runs the building day to day: changes setpoints and schedules, answers alarms, finds the room behind a complaint, sets a unit to manual for maintenance and back to Auto afterwards.
Owner and asset manager
Compares energy, indoor air and open alarms per m² across buildings, and gets monthly energy and indoor-air reports as PDF, CSV or Excel without asking anyone for them.
Service partner
The certified partner who delivered the building services it in the same platform: sees the same live picture, fixes most faults remotely, and drives out only when hands are needed.
Tenants and residents
Adjust their own rooms within the limits the manager sets, on the Bisly Hub, the room controller or in the Bisly app, and see their own consumption from the first day of the tenancy.
Every screen, and what it is for
The modules follow the Building Management menu. Pick one for the screen and the goal behind it. Screens use sample data.
Overview
See at a glance whether the building is running normally.
The values chosen for this building, such as outdoor temperature and plant supply temperatures, above the list of active alarms with level, location and threshold.
More of the BMS, as your team sees it
Devices. Every installed device with its status, type, unit and address, so a silent sensor shows up before a tenant calls. Sample data; names changed.
Heating plant. Supply and return temperatures and pump states per circuit, with setpoints you can change. Sample data; names changed.
Air handling units. Every AHU with its mode and supply temperature on one list. Sample data; names changed.
Network analyser. Active power, energy and phase currents and voltages from the electrical network analyser. Sample data; names changed.
Alarm history. Every alarm with when it triggered, when it cleared and who acknowledged it. Sample data; names changed.
Alarm setup. Thresholds, criteria and delays per sensor, set by the facility manager without a service visit. Sample data; names changed.
Adam finds the fault and tells you what to do
Adam is the AI assistant built into the Bisly BMS. Ask it a question in plain language ("Why is meeting room 3.14 cold?") and it reads the building's live data, trends and history to answer, propose a fix or carry out the command.
Sample conversation
Fault detection
Flags sensor drift, stuck actuators, short cycling and abnormal delta-T, with a building health score.
Anomaly detection
Catches rooms that miss their setpoint, open windows losing heat, consumption spikes and subsystems working against each other.
Acceptance and health tests
Runs the site acceptance test at handover and periodic state-of-health tests, with a report for the manager.
Energy optimiser
Reads day-ahead electricity prices and shifts setpoints inside comfort limits: pre-heating and pre-cooling when energy is cheap, with demand-response and VPP interfaces.
Data you can go back to
Every datapoint is logged and kept, so a complaint, a bill or an audit always has the trend behind it.
resolution, kept for 30 days
resolution, kept for a year
resolution, kept for 5 years
exported to Excel or CSV, or sent as a scheduled PDF report
Overlay any points on one chart, zoom from a minute to years, and compare this year against last. If a teacher says a room was stuffy on Friday, the trend shows what happened and why.
What the EPBD asks of a BMS, and where it is in Bisly
Building automation required under the EPBD has to do more than switch plant on and off. These functions are standard in every Bisly BMS.
| Requirement | Where it is in the Bisly BMS |
|---|---|
| Continuous monitoring | Every datapoint live in Overview, Equipment and Rooms, with alarms on any threshold |
| Logging and analysis | Trends kept up to 5 years, overlay and year-on-year comparison |
| Benchmarking | Energy and indoor air per m², compared month on month and across buildings |
| Detecting losses of efficiency | Adam's fault and anomaly detection, with the responsible person informed |
| Interoperability | Modbus, M-Bus, DALI-2, KNX via a KNX/IP gateway, and a documented REST API |
How Bisly meets EN ISO 52120-1
EN ISO 52120-1 sets out what building automation must do for each efficiency class. This is where each capability sits in Bisly.
| Capability | How Bisly meets it |
|---|---|
| Continuous energy monitoring | M-Bus and Modbus meters on heating, cooling, ventilation, lighting and submeters |
| Energy analysis and trends | Live dashboards in bisly.cloud, with CSV and API export |
| Building energy KPIs | kWh per m² a year, weather-normalised, plus COP, SFP and W/m² per system |
| Demand-based HVAC and lighting | Occupancy, CO₂, daylight and schedule per room and zone |
| Fault detection and alarms | Alarms on I/O points and Modbus registers, SMS and e-mail by severity, with an audit trail |
| Fault diagnostics | Automatic diagnosis reported to the facility manager |
| Functional testing at handover | Test protocols and handover documents from bisly.cloud |
| Energy efficiency class | Efficiency-class dashboard against the energy budget |
Class B functions as standard, class A where you need it.
One platform for every building system
Every technical system on one platform
HVAC and air handling, heating plant, room climate, DALI-2 lighting and shading, access control, intercoms and cameras, lifts, fire panel, pumps, de-icing, leak detection and metering: one BMS, one alarm list, one login. Bisly supervises the plant's existing controllers.
BACS platformA network of its own
The automation runs on a dedicated LAN behind a pre-configured Bisly router, physically separate from tenant and office IT. One uplink per panel, no riser or floor switches; topology, port status and device health are visible in the BMS.
Site networkingRun and supported from anywhere
Your facility team and your certified partner work on the building remotely, backed by Bisly support; most issues are solved without a site visit. The site talks to the cloud over outbound HTTPS only, and control keeps running locally in the controllers through an outage.
Remote accessOpen to other systems
Modbus client for the plant, M-Bus for meters, DALI-2 for lighting, OSDP, SIP and ONVIF for access, intercoms and cameras; a documented REST API with role-based tokens.
IntegrationsBuilt to run one building or hundreds
The Bisly BMS gives operators, facility managers and service partners one place to monitor, control and optimise non-residential buildings, with real-time data, long-term trends, energy optimisation and health checks behind it.
One environment
Every building system managed in a single environment.
Regulation-ready
Operation to EN ISO 52120-1 and to public-owner requirements such as those of Riigi Kinnisvara (RKAS), Estonia's state real-estate company.
Energy optimisation
Control that follows the day-ahead electricity price, inside comfort limits.
Portfolio oversight
Multi-building management, compared per m² across the portfolio.
Open to other systems
Modbus, the REST API and third-party integrations, with support.
AI-ready
Adam, the AI assistant, built in, on a platform ready for machine learning.
Built to be trusted with a building
Questions we get on the BMS
We already have a BMS. Do we have to replace it?
No. Bisly connects to existing head-ends over open protocols and APIs and automates the rest of the building, so you can modernise floor by floor and building by building.
Where is our data, and who can see it?
In Microsoft Azure, behind Cloudflare. The owner decides who has access; rights are per user, managers operate and administrators configure, and every action is logged.
What happens if the internet goes down?
Nothing in the rooms changes. The Bisly server in the building keeps running the last schedules and setpoints, and the BMS fills in the gap when the connection returns.
Is there a mobile app?
Yes, for tenants and residents: their own rooms and consumption in the Bisly app. The maintenance team gets alarms by SMS and e-mail, and overrides and status in the BMS, which works in any phone browser.
Can we get the data out?
Every view exports to Excel or CSV, reports can be scheduled as PDF, and the REST API feeds your own platforms.
