A complete building automation system, configured, not programmed
BMS, controllers, room devices, lighting, metering and integrations from one supplier.
Bisly delivers the whole building automation and control system (BACS): the cloud BMS, the on-site Bisly Server, a Bisly Controller 8 on every floor, room controllers, DALI-2 lighting, metering, access and the integrations to the plant already in the building. It is designed to EN ISO 52120-1, class B as standard and class A where you need it, and covers the EPBD monitoring duty from day one. In a conventional project labour is 50-75% of the cost; with Bisly every function is a configuration choice in a digital twin, so the cost of acquisition is 30-40% lower and the same system fits a single plant room or a campus.
Everything a BACS has to do, in one system
EN ISO 52120-1 grades a building's automation function by function. These are the functions Bisly delivers, each with the devices that do the work and the BMS screen that runs it.
Heating and cooling plant
Substations, boilers, heat pumps, chillers and mixing circuits on live schematics: setpoints, heating curves, pump and valve states. Existing plant controllers are supervised over Modbus; where none exist, the Bisly Mini Server and Bisly I/O modules run the loops.
Ventilation and air handling
AHUs from 20+ manufacturers, and any other AHU through a standard Modbus integration. VAV dampers and exhaust fans, with demand-based control from room CO₂ and humidity, weekly schedules and heat-recovery supervision.
Room control
Every room holds its own temperature and air with the Bisly Room Controller 4: radiators, floor heating, fan-coils and split / VRF units through the Bisly AC Gateway 1, window contacts, presence and key cards.
Lighting and shading
DALI-2 lighting per floor through the Bisly DALI Bridge 2, presence and daylight sensors, existing wall switches as DALI-2 inputs, and blinds that follow sun, glare and occupancy.
Metering and energy
Electricity, heat, water and gas read remotely over wired and wireless M-Bus, per building, tenancy and meter, with billing-ready exports and spike alarms.
Access and security
Card readers, locks, intercoms, IP cameras and lifts in the same BMS: credentials per tenant, time rules and a searchable event log.
Monitoring, alarms and trends
Continuous monitoring, logging and benchmarking as the EPBD asks: alarm rules with priorities and delays, every datapoint trended for 5 years, and Adam, the AI assistant, flagging faults in plain language.
The network and the cloud
An isolated automation network behind a pre-configured Bisly router, the Bisly Server on site and bisly.cloud for every building on one login. Control keeps running locally through an internet outage.
One platform, one responsible provider
No stack of software and hardware suppliers to coordinate, and one party answerable for the result.
30-40% lower total cost of acquisition
Optimised devices and a configured deployment: automation work-hours roughly halve, from 1,100 h to 590 h on a typical project.
ROI in under 3 years
It already pays for itself, and now regulation requires it too (EPBD; in Germany, GModG § 56).
Sized to the project, from a single substation to a campus
The same system does the small job and the large one. A single substation, a 2,000 m² office, a 20,000 m² building or a multi-building campus use the same digital twin, the same BMS and the same devices, so a plant room started today joins the building and the portfolio later without a migration, and the price follows the size of the project rather than engineering hours.
The Bisly Mini Server (CX01) runs a heating substation, an AHU plant room or an outbuilding on its own: DDC loops on Bisly I/O where no factory controller exists, existing controllers supervised over Modbus. Typical start for a school boiler house or a retrofit that begins in the basement.
Learn moreThe Bisly Server (CX00) supervises the site; a Bisly Controller 8 (CU08) panel per floor runs heating manifolds, fan-coil zones, lighting groups and door locks; the Bisly Room Controller 4 (RC04) decides in every room. The reference design: an 8,000 m² office on 4 floors, one panel per floor, around 1,900 datapoints.
Learn morebisly.cloud shows every building on one login, compares energy, indoor air and alarms per m² across sites, and reuses the configuration template from the first building on the next. Updates arrive over the uplink, with no site visit.

Configured in a digital twin
Every function is a configuration choice in the digital twin. No controller code is written per project, and nothing is engineered twice.
Pre-configured before installation
Your certified partner configures the controllers in the Bisly platform from the twin while the building goes up, so nothing is programmed on site in the final weeks.
Scan-to-connect
Electricians install with the Installer App: room first, device second, no laptop at the panel. Every device reports in before the installer leaves the room.
One cloud BMS, any browser
Floor plans, plant schematics, alarms, schedules, metering and trends at bisly.cloud for one building or all of them, with Adam, the AI assistant, watching every datapoint.
Open protocols
Modbus RTU / TCP, M-Bus wired and wireless, DALI-2, KNX via a KNX/IP gateway, Matter / Thread, OSDP, SIP, ONVIF, documented REST API. Bisly supervises the plant's existing controllers.
Compliant from day one
EN ISO 52120-1 class B as standard, class A where you need it; EPBD monitoring, EED remote-readable metering, GModG § 56 in Germany.
From quote to live building, one dataset
Digital twin
The Sales Configurator builds a twin of the building: site, floors, rooms and the features each room needs. Quote, bill of materials, wiring, panel configuration and control logic are generated from it. No programming.
Pre-configured in the platform
Your certified partner configures the controllers with Bisly's deployment tools while the building goes up, before it is ready for the automation installation.
Scan-to-connect on site
Electricians install with the Installer App; the QR code places each device in the twin; the documentation writes itself.
Operate from one BMS
bisly.cloud runs the building. The twin stays live as the single source of truth for every device, and the next building reuses the template.
The traditional way and the Bisly way
| Traditional way | Bisly way | |
|---|---|---|
| Engineering | Engineered per project, with controller code written for each site | Every function is a configuration choice in the digital twin; nothing is engineered twice |
| Timing | Programming and testing squeezed into the final months before handover | Pre-configured in the platform by the partner while the building goes up, before the automation installation starts |
| On site | Controllers programmed and addressed on site, after every other trade | Scan-to-connect: room first, device second, no laptop at the panel |
| Testing | Troubleshooting and rework at the end, when every trade is finishing | Every device reports in before the installer leaves the room; Adam runs the acceptance test |
| Handover | Delays cascade, overtime rises, quality suffers | Automated documentation, no peak at the end, handover comes sooner |
