Know where every kWh goes
Most owners still have someone walking the building with a notebook, and no one can say which tenancy drives the bill. Bisly reads every meter remotely, allocates consumption per tenancy and exports figures ready for billing, tenant reporting and ESG. Metering as a service, scalable from one building to a portfolio, at a market-leading price.
Facility-manager overview in bisly.cloud: consumption by month, buildings and units that need attention, sample data.
One gateway per building, one web service for everyone
Bisly Metering shows facility managers and tenants what a building consumes, compares it, and exports or e-mails it. It works for residential and commercial buildings, on its own or as part of the full BMS.
Gateway
Reads the wireless M-Bus meters and sends the readings to Bisly over Ethernet or its own 4G connection.
Web interface
One login for facility managers and tenants. Each sees only their own buildings, units and meters, on a desktop or a phone, with no app to install.
Comparisons
Last month, the same month last year and similar buildings per m², at building and unit level.
CSV export
Any view as a file, matching the screen to the last digit.
E-mail reports
Scheduled weekly or monthly reports to the facility manager, owners and tenants, with the CSV attached.
What energy monitoring gives you
Every meter read remotely
Heat, cold and hot water, electricity, cooling and gas over wireless M-Bus (OMS); wired M-Bus, Modbus and pulse meters through the building automation. Vacant units included, no reader visits.
Per building, unit and meter
Consumption by day, month and year, at least 3 years back (longer periods on request).
Comparison that means something
This month against last month, the same month last year and similar buildings per m².
Tenant view
Each tenant sees their own unit only, from the tenancy start date; access starts and ends on the tenancy dates and the unit's history stays complete.
Export for billing and reporting
Every view exported as CSV or Excel, formatted for the local language, for billing, owner reporting and ESG.
Virtual meters and splits
Day and night splits, virtual meters for aggregation and tenant allocation, network analysers for incomers and plant.
Nothing goes silent
Every meter's last reading time, an alert when a meter or the gateway stops reporting, a spike alarm when consumption jumps. Meters added, replaced or re-keyed remotely.
Regulations covered
EED remote reading and monthly information, German Heizkostenverordnung, Polish Art. 45a, EU Taxonomy reporting data.
Integrations with third parties
Metering values are sent automatically to third-party cloud systems for aggregation and management.
What the facility manager, the tenant and the partner each get
Three roles work in the same data, each with the view their job needs. Click a function to see the screen.
Follow consumption
Drill down from the portfolio to a building, a unit and a meter. Heat and electricity show in kWh or MWh, water in m³; day, month and year views go up to 3 years back, so this month's figures and the meter behind an outlier are a few clicks away.
Compare
Every month is compared with the previous month and the same month last year, in absolute figures and per cent, and per m² with similar buildings, at building and unit level. When a comparison is not possible, for example in the first year, the screen says so instead of guessing.
Tenant changes
Add a tenant to one or more units with a start date and end the tenancy with an end date. The unit's history stays complete across tenants, and each tenant only ever sees their own period.
Export and reports
Export any building, unit or meter view as CSV for a chosen range and resolution; every row names the building, unit, meter, medium, unit of measure and period, and incomplete periods are marked. Scheduled e-mail reports reach owners and tenants weekly or monthly with the same figures as the screen.
Silent meters
Every meter shows its last reading time and status, and an alert goes out when a meter or the gateway stops reporting. Missing or late data is flagged as missing, so it never passes for low consumption.
My consumption
Heat, water and electricity for the tenant's own unit by day, month and year, compared with last month and the same month last year, in plain language and units anyone understands.
Compare with similar homes
Consumption per m² against similar homes or offices, shown so that no other tenant can ever be identified.
On the phone
The tenant view works in any current mobile browser and in the Bisly app, with day and night consumption per month.
Download and e-mail
Tenants download their own data as CSV and subscribe to a weekly or monthly summary by e-mail, or unsubscribe, themselves.
A building reporting in one visit
The customer, building, units, floor areas and meters are set up before the visit, for example from the meter supplier's list. On site the gateway is linked to its building, arriving meters show their ID, medium and latest reading, and registered meters that are not arriving yet are flagged.
Keep every building reporting
Gateways and meters of every customer show their last contact time, Bisly and the responsible partner are alerted when one goes quiet, and readings that arrive late after an outage fill their period, so no gap remains.
Changes without a site visit
The gateway configuration is reached remotely over Ethernet or 4G, new and removed meters are matched to units, and the unit's history stays continuous when a meter or the gateway is replaced.
The same number on the screen, in the file and in the e-mail
One number
The web view, the CSV export and the e-mail report show the same figure for the same meter, period and rule.
Nothing hidden
Missing, late or estimated data is always marked, and late data fills its period when it arrives.
Three years of history
At least 3 years per meter from its first reading, in the building's local time; months start at local midnight.
Four languages, personal data respected
English, Estonian, German and Polish across the interface, reports and exports. Home consumption is personal data: access is role-based, with retention and deletion on request.
Metering as a service, at a market-leading price
One package per building: the Bisly M-Bus Gateway 250 plus the metering service. It works on its own or as the first step of the full BMS, and it is 30% more affordable than conventional metering solutions.
Readings become a picture of the building
The Meters module lists every meter by area and month, with total consumption or the current reading and the trend one click away. Trends overlay any meter against outside temperature, occupancy or plant state, so a jump in consumption comes with its cause. Adam flags consumption spikes and explains them in plain language. The same figures feed the owner's monthly report and the tenant's own view.
The Meters module in the Bisly BMS: every meter by area and month, sample data.
Consumption in the tenant's pocket
Residents and tenants see their own electricity, heat and water in the Bisly app, month by month and split by day and night, next to the controls for their home or office. The same figures appear in the web view and the monthly e-mail.
The Bisly app, Meters view: electricity by night and day tariff, month by month.
Any meter, one platform
Wireless M-Bus (OMS)
Heat, water and electricity meters in tenancies, read by the Bisly M-Bus Gateway 250 with no reader visit and no cabling to the meter.
Wired M-Bus and Modbus
Submeters, plant meters and network analysers in the automation cabinet, read through the Bisly Controller 8 and the Bisly Server.
Pulse and third party
Pulse outputs via Bisly Controller 8 inputs; readings available to housing, billing, energy and ESG platforms through the documented REST API.

Questions we get on metering
Do we need the whole BMS to use it?
No. Metering is one package per building, gateway plus service, and can be the first thing you install. The rest of the BMS joins the same platform later.
Which meters work?
Wireless M-Bus (OMS) meters for heat, cold water, hot water and electricity; wired M-Bus, Modbus and pulse meters through the building automation. Existing meters with an M-Bus or pulse output are usually kept.
How does billing get the figures?
CSV or Excel export per building, unit and meter, formatted for the local language; the documented REST API for housing and billing platforms.
What do tenants see?
Their own unit only, from the tenancy start date: this month against last month and the same month last year, and a comparison with similar homes or offices per m².
