Home / Commercial / Solutions / Room automation
Every room and zone under control, in commercial and residential buildings
Complaints and wasted energy both start in the room: a meeting room heated all night, a classroom at 1,500 ppm CO₂ by the third lesson, lights on in an empty corridor, an apartment heated while its residents are away. Bisly controls temperature, air, light and shading per room with schedules, presence and AI-based optimisation; the room decides for itself, and every override rolls back on its own. Room types are configured once and reused, which is why it costs 30-40% less to acquire.
Room automation that pays back in under 3 years
Local control, BMS optimisation
The Bisly Room Controller 4 (RC04) runs its own room, so comfort does not depend on the network or the cloud; plant rooms are run centrally by the server. Both patterns share one building.
Schedules, presence and AI
Weekly schedules per room or tenancy with holiday and booking exceptions; presence-based climate and lighting; Adam detects rooms drifting from setpoint, stuck actuators and silent sensors, before anyone complains.
Demand-based ventilation
CO₂ and humidity in the room drive the VAV damper or the AHU, so ventilation follows occupancy.
Daylight harvesting
DALI-2 presence and daylight sensors switch and dim per group; corridors, classrooms and open plans stop lighting empty space.
Shading that works with the HVAC
Blinds and screens follow sun, glare and occupancy and cut cooling load before the AC starts.
Open-window detection
A window contact pauses heating and flags the open window to the facility manager.
Configured once per room type
Meeting room, open office, classroom, apartment: each room type is set up once in the digital twin and reused on every floor and every building.
One room, explained
Glass touch panel with temperature and humidity, CO₂ option. Controls heating, cooling and ventilation.
DALI-2 presence and daylight; lights follow people and dim with daylight.
The existing switch becomes a DALI-2 input: override on, automation resumes after.
The split or VRF unit under room control: setpoint, mode, fan speed, fault codes.
Shading follows sun, glare and occupancy.
The right setup for every room
Meeting room
Climate and lights follow the booking: pre-conditioned before the meeting, set back when it ends. Scenes, door release and intercom on the Bisly Hub.
Open-plan office
One schedule per tenant; heating, cooling and lighting set back when the floor empties; presence and daylight per lighting group; each tenant gets its own metering.
Classroom
CO₂ drives the VAV damper and the AHU; the timetable and the holiday calendar drive heating and lighting; the owner gets indoor-air reports per building.
Apartment
Each room holds its own temperature, ventilation follows CO₂ and humidity, and residents run climate, lights, blinds and the door from the Bisly app or the Bisly Hub; leaving home sets the whole apartment back.
Corridor, reception and high bay
Presence-switched lighting with the Bisly Presence Sensor High-bay (SP02-D2) up to 10 m; the Bisly Hub at reception shows visitors in and opens doors.

Devices used
Defined once per room type
Room types in the twin
Meeting room, open office, classroom, corridor: each room type is configured once in the digital twin with its devices and behaviour.
Pre-configured in the platform
Your certified partner configures the room controllers and sensors with Bisly's tools before installation; the devices arrive QR-coded.
Scan and done
The electrician scans the device into the room; it reports in before the installer leaves. The next floor and the next building reuse the room types.
Questions we get on room automation
Can tenants change the temperature?
Yes, within limits set in the BMS, on the Bisly Hub or in the app. The override rolls back after a set time or when the room empties.
What happens if the network goes down?
The Bisly Room Controller 4 keeps running its room on the last schedule and setpoint; the BMS catches up when the link returns.
A tenant moves out and the floor is re-zoned. What changes?
The zoning changes in the digital twin; rooms are re-assigned to the new tenant's schedule and meters without rewiring.
We have fan-coils and VRF from different vendors. Does it fit?
Fan-coils are controlled by the RC04 directly; split and VRF indoor units through the Bisly AC Gateway 1; both appear as ordinary rooms in the BMS.
