Home / Multi-residential

Building automation for the whole building, and a smart home in every apartment

The whole building runs on one BMS, and every apartment gets a smart home its residents control from the Bisly app and the Bisly Hub: climate, lighting, blinds, access, bookings and their own consumption. For residential and mixed-use buildings of 20-200 units, new build or renovation, with fewer defects at handover, meters ready for the 2027 deadline and a return on investment in under 3 years.

Mustamäe Manhattan, Tallinn: 212 apartments on one platform

The metering deadline

Heat meters and cost allocators must be remote-readable: in Germany by 31 December 2026 (Heizkostenverordnung), in the EU (EED) and Poland (Art. 45a) from 1 January 2027.

From control per apartment to automation of the whole building

Most residential automation is built around one function or one apartment. Bisly is built around the whole building.

Function-based automation

Each feature has its own device, interface and app: thermostats, intercom, lighting. They do not work together, nobody sees the building as a whole, and energy is wasted between them.

Unit-based automation

One system per apartment, for example KNX or a smart-home hub, ties the apartment together, but there is no site automation. The plant room, common areas and meters stay separate, and every apartment is engineered and serviced on its own: costly and hard to scale.

Bisly, building-based

Every apartment, the common areas and the plant room on one platform and one BMS, configured from the digital twin. The building is optimised as a whole, with machine learning on top, and the template is reused on the next building: affordable, scalable and energy efficient.

One network from the apartment to the cloud, for one building or a whole quarter

Each apartment has a Bisly controller and the Bisly Hub. The building has its own server, router and network switch, which bring in the intercoms, meters, district heating, ventilation and air handling units. The Installer App, the tenant app and the BMS reach all of it over one secure connection, so a site of 20 apartments and a quarter of 1,000 run the same way.

Third-party controllers on Modbus join the same cloud and BMS.

What residents use and what facility managers see

Residents control their apartment in the Bisly app and on the Bisly Hub in the hallway, with one login per home. The manager or the housing association runs the building in the Bisly BMS. Pick a function to see it.

Climate per room

Air and floor heating, cooling and ventilation room by room, with the temperature set from the app or the Bisly Room Controller 4. A window contact pauses heating while the window is open.

One BMS for the building, the portfolio and the commercial floors

The property manager or the housing association sees the whole building in the Bisly BMS: heating plant, ventilation, common-area lighting, access, meters and alarms, next to every apartment. Shops and offices on the same site run in the same BMS, to EN ISO 52120-1, so a mixed-use building has one system and one login.

BillingEvery meter read remotely and exported per apartment
AlarmsLeaks and faults reach the right person, with the apartment named
HandoverEvery device reports in before the installer leaves the apartment

Homes, shops and offices in one building, on one system

Most new residential projects come with commercial floors. Bisly runs both: smart homes upstairs, commercial building automation downstairs, and the plant room, car park and access shared between them, with costs split per unit.

Apartments

A smart home in every apartment, from the Bisly Home packages.

Smart apartment packages

Shops and offices

Room control, DALI lighting and metering per tenant for shops, offices and cafés, the same as in Bisly commercial buildings.

Offices

Shared systems

Heating plant, ventilation, car park, access and lifts run once for the whole building, and every unit is billed for its own share.

One app for the whole home

Climate, lighting, shading, access, the video intercom and energy use in one app, so residents do not juggle separate apps and devices, and handover has one thing to explain.
