Home / Commercial / Solutions / Wireless retrofit

Taking orders now. We are scaling manufacturing to meet demand.

Full building control, no new cables

Rising energy costs, the EPBD renovation targets and poor indoor air quality push owners to renovate. A cabled retrofit is a construction project: risers opened, ceilings down, rooms out of use. Bisly Wireless installs the full Bisly system wirelessly, in days, while the building stays in use.

Full building control, no new cables: a building in use retrofitted with Bisly Wireless.

One wireless infrastructure for the whole building

The plant room stays the only wired island. Everything above it runs by radio, on open standards, in the same BMS as a wired Bisly building.

Bisly Wireless architecture: Wi-SUN backbone between base stations and zone gateways, Matter / Thread inside every zone, the plant room wired.

BackboneA Wi-SUN mesh links every zone to one or more base stations, placed centrally where coverage needs them. Gateways and base stations mesh with each other, so there is no single point of failure.
Zone controlMatter and Thread connect the devices inside each zone. Setpoints, schedules and the control loop live in the zone gateway, so a lost backbone link changes nothing in the room.
Plant roomThe Bisly Server and integration modules connect the substation, ventilation, heat pumps, meters and DALI lighting over Modbus, M-Bus and DALI-2.
MeteringWireless M-Bus meters across zones and tenancies are read by the Bisly M-Bus Gateway 250 into the same platform, vacant units included.

The hardware behind it

Nine devices cover a whole building. Everything in the zones is wireless and battery- or mains-powered; only the plant room is wired. Click a device to see it in the wireless portfolio.

New equipment, old problem: the control layer still needs cables

Cost that kills the case

Cabling, making good and floor-by-floor commissioning dominate the budget: labour is 50-75% of a controls project's cost, and the larger the building, the worse the ratio.

Disruption tenants feel

Risers opened, ceilings down, rooms out of use for weeks. In a building in use the indirect cost lands on top of the invoice.

Measured in months

Design, cable, terminate, point-map, commission: a wired retrofit is measured in months per building.

Scalable. Cost-efficient. Compatible.

Scalable

Start with one solution, one riser or one building. Add zones, buildings and use cases without construction.

Cost-efficient

No wall openings and no floor-by-floor commissioning. All wired work happens in one room, and a zone takes about 30 minutes.

Compatible

Open standards end to end: Matter and Thread in the zones; Modbus, M-Bus and DALI-2 in the plant room. No vendor lock-in.

Highlights of the solution

Retrofit during operation

Valves and sensors clip on; all wired work happens in one room; rooms stay in use.

Measured in days

About 30 minutes per zone; no wall openings, no floor-by-floor commissioning.

Scalable

Start with one riser, one floor or one building; add zones, buildings and use cases without construction.

The whole building on one platform

Room control, plant integration, metering and lighting on one platform, because isolated devices save single digits and the whole building saves 20%+.

Any Matter device

Any certified valve, sensor, light, blind or lock from any vendor joins the zone; buyers choose on price and fit.

Central control and automation

Schedules per zone or tenancy, set-back and pre-heat timed to occupancy, bookings or access events; open-window detection; geofencing.

Secure by standard

A PKI certificate per device on Wi-SUN, Thread encryption in the zone, Matter device attestation, outbound HTTPS to the cloud only.

Same BMS as your wired buildings

Every zone appears as ordinary points in the Bisly BMS; one digital twin, one platform, one app for the whole portfolio.

Partial control saves single digits. Full building control saves 20%+.

Field studies agree. A smart radiator thermostat on its own saves about 3%, because isolated control leaks heat next door. Room-level control across a whole building saved about 10% over 6 heating seasons in district-heated buildings, and buildings that combined it with hydronic balancing reached about 21%. Forecast-based plant control saved another 11-13% in separate studies. Bisly Wireless installs the full stack, which is where the savings compound: our own retrofits save 20-35%.

Set-back outside useNights, weekends and holidays per zone or tenancy, pre-heat timed to occupancy.
Individual room controlEvery radiator, fan-coil and floor-heating loop follows its own room, instead of central overheating and undersupply.
Window contactsHeating pauses when a window opens and the facility manager sees it.
Then the plantSubstation, heat pump and hot-water optimisation, hydronic balancing, AHU demand control, price-aware load shifting against day-ahead prices.

Return on investment in under 3 years. Energy is only the first line.

Control every room, then the plant

Room level

Wireless actuators on radiators, fan-coils and floor heating. Temperature follows occupancy, schedules and geofencing; open-window detection pauses heating; CO₂ and humidity drive ventilation; local control continues if connectivity drops.

Scheduling

Calendar, holiday and out-of-hours schedules per zone or tenancy; set-back and pre-heat timed to occupancy, bookings or access events.

Plant level

Substation, heat pump and hot-water optimisation; AHU demand control, hydronic balancing, peak and capacity limits.

Price-aware

Flexible loads shift into cheap hours against day-ahead prices, with comfort unchanged.

Nothing goes unnoticed

Centralised control has a second benefit beyond energy: every device reports in, so the building tells you when something is wrong before a tenant does.

When it disconnects

A removed valve, a dead battery, a gateway offline or a sensor that stops reporting raises a priority-based alarm with the zone and device named, so the fix starts as a work order.

When it misbehaves

Adam's fault detection flags sensor drift, stuck actuators and short cycling; anomaly detection catches rooms that miss their setpoint, open windows losing heat and consumption spikes.

Across the portfolio

One dashboard ranks sites by energy, indoor air quality and active alarms. Geofencing, schedules and open-window logic are set once and applied to every zone; every event is logged for ESG and compliance reporting.

Integration into existing systems

Plant room

Existing substations, AHUs, heat pumps and meters join through the Bisly Server and integration modules over Modbus, M-Bus and DALI-2. Nothing is ripped out.

Metering

Wireless M-Bus meters across zones and tenancies, read by the Bisly M-Bus Gateway into the same platform; the lowest-disruption path to the 2026/2027 deadlines.

Lighting

Cabled DALI-2 where luminaire cabling exists; Matter lighting over Thread where it does not. Presence and daylight per zone, one energy picture with HVAC and metering.

How to start

  1. Site survey

A two-hour walk-round that produces your building's own savings model, compliance check and phased plan, with an RF survey for coverage.

  2. Pilot zone or floor

One floor or riser installed in days proves the infrastructure in your building, in use and undisturbed.

  3. Building-wide rollout

Zones added without construction; solutions switched on as the building needs them. One platform across the portfolio.

Questions we get on wireless retrofit

Is wireless reliable enough for a building?

The wireless that earned a poor name was single-channel 2.4 GHz with 10-30 m range. The Bisly Wireless backbone is sub-GHz Wi-SUN with frequency hopping and a self-healing mesh, hundreds of metres per hop through floors and concrete, the same standard utilities use for smart meters. Control lives in the zone gateway, so a lost backbone link changes nothing in the room.

What about batteries?

Valves and room sensors are battery powered; the backbone carries kilobytes per zone per day, which keeps batteries alive for years. A low battery raises an alarm with the device named.

Can we mix wired and wireless?

Yes, and most estates do: new-build wired, retrofit wireless, both under the same schedules, alarms and reports. Plant rooms are always wired.

Can we start small?

Start with one riser, one floor or one building; add zones and buildings without construction. The RF survey covers the whole building so expansion is planned from day one.

When can we install?

We are taking orders now and scaling manufacturing to meet demand. Book the RF survey and we confirm your installation slot with the fixed price.

Is it fundable?

Renovation and efficiency programmes differ by country: see Funding by country under Resources, or ask in the discovery call and we bring the relevant scheme for your market.
