Every unit ready for the next tenant
Every unit gets the same package: office and hall heated separately, lights that follow presence and meters for each tenant. The package is priced once and repeated, a new tenant is set up in minutes, and the whole park runs from one BMS.
Less energy. One platform. 30-40% lower cost. ROI in under 3 years.
Energy savings first
Office and hall heated to their own schedules, lights only where people are and ventilation that follows CO₂: about 10% from room-level control alone and about 21% with balanced heating circuits. Metering per unit shows every tenant what they use, which cuts consumption further.
One platform, one responsible provider
No stack of software and hardware suppliers to coordinate, and one party answerable for the result.
30-40% lower cost of acquisition
Optimised devices and a deployment configured in the digital twin take the engineering hours out of the project, so the building gets a complete system for less.
ROI in under 3 years
The energy saved pays the system back in under 3 years, and regulation now requires building automation anyway.
Non-residential buildings with heating or cooling above 290 kW have needed building automation since 31 December 2024. By 31 December 2029 the threshold drops to 70 kW (Germany: GModG; elsewhere in the EU: EPBD).
Tenants expect A-class offices. Patchwork systems make them expensive to run.
Tenants look for air quality, comfort and flexibility, and energy and maintenance bills worry owners and tenants alike. A patchwork of thermostats, alarms and lighting that do not talk to each other pushes both up, while a central BMS has usually been too costly for the owner and too cumbersome for the facility manager.
One system, one app
Heating, lighting, ventilation and access in one system and one tenant app. No patchwork.
Quick to install
Installed and set up quickly, with open hardware and simple third-party integration.
Local control, cloud service
Each unit runs on its own; servicing, updates and most support happen remotely through the Bisly cloud.
BMS included
The BMS and the facility-manager view are part of the system, with unlimited users and user profiles.
Certification and compliance
Helps the building reach BREEAM or LEED and meet the building-automation rules.
Secure and up to date
Hardware built to last, with security kept current through over-the-air updates.
Solutions that fit stock offices
Scalable building automation
The package is set up once for your unit type, then copied to every unit and every site instead of being programmed again. Units are commissioned in weeks, and the second building costs less than the first.
Explore scalable building automationRoom automation
The office up front keeps an office temperature, while the hall behind gets its own setpoint and schedule. Fresh air follows CO₂, and lights go off when nobody is there.
Explore room automationEnergy monitoring
Heat, water and electricity are read remotely in every unit and split per tenant, ready for billing. Nobody has to walk the park reading meters, vacant units included.
Explore energy monitoringWhat each unit gets and what the property manager sees
Every unit gets the same functions, set up once for your unit type. Tenants adjust their own unit in the Bisly app, and the property manager runs every unit and site from one BMS.
Office & hall heating
The office at the front and the hall behind are separate zones, each with its own setpoint and weekly schedule. Outside working hours the heating steps back, and heating never fights the cooling.
Ventilation
A sensor in the office measures CO₂ and humidity and drives the air handling unit that serves the unit; when the unit empties the airflow falls back to a set minimum. Bisly already works with air handlers from over 20 manufacturers, and any other AHU integrates easily over Modbus.
Lighting
The hall and the loading area get the Bisly Presence Sensor High-bay (SP02-D2) for ceilings up to 10 m, with daylight sensing built in. Everything runs on DALI-2, and tenants keep their normal wall switches.
Access & visitors
Staff open their own unit and the yard gate with a card, the app or a code. Couriers call from the door station, number-plate cameras open the gate for registered vehicles, and every door and gate event is logged.
Metering per tenant
Each unit's meters are read remotely and split per tenant, ready for billing. A missing reading is flagged as missing, so it never passes for low consumption.
Tenant changes
A new tenant moves in and the unit switches to their schedule and meters in minutes. The new tenant sees their own consumption from the first day and never the previous tenant's.
Alarms across the park
A fault in any unit reaches the right person by SMS or e-mail, with the unit and device named. Adam flags sensors that go quiet, stuck valves and meters that stop reporting.
The whole park on one screen
Energy, comfort and alarms compared unit by unit and site by site. If the internet connection drops, the server on site keeps every unit running.
What the package saves
lower total cost of acquisition, as nothing is programmed or repeated by hand
to switch a unit to a new tenant's schedule and meters
return on investment. Fewer call-outs and tenant metering add to the return.

Building office-warehouse units?
Send us the drawings of one unit type. After a 30-minute call, you get the scope and a fixed price within 5 working days, commissioning included. Every unit and site after that reuses the same package.
